Very pleased with the book. I bought the book through Amazon Prime online which makes the book easily searchable by keywords. The author is very descriptive and I was able to set up books for 12 rental units by following his instructions. I will be using this book as a guide for the next year as I continue to take payments, make deposits and have to give a report to the accountant. The book has step by step instructions!
The writer is the real deal, a owner and manager of properties. He knows his stuff, gives absolutely clear instructions, and his guidance works. Buying this book has saved me professional fees and the need for a new system.
While the beginning of this book has some helpful information in the first few chapters, by chapter 9 it's more or less screen shots of performing certain tasks. The chart of accounts chapter was particularly, and disappointingly sparse at a total of 4 pages -- most of which were screen shots. All the information this book provides (and more!) can be found in the free QuickBooks forums.

This was way too basic to be effective
The book is pretty basic. It's an ok read for getting started (which I am) but it's pretty light. For example, it recommends using Location for each property (good) but then doesn't cover what happens if you have an expense that crosses locations (hint: ledger it, you'll find this elsewhere on the web). It felt more like a blog series. Lots of ok "how" but not a lot of "why". I read it via Kindle Unlimited, otherwise would've felt cheated on the price. So, not bad, but will only give you the very beginner steps but you'll need other materials to get fully functional.
Not a super high quality book, but it does have a few helpful tips.
